FJM Private Mortgage Fund, LLC is a private mortgage lender founded by California real estate investors in 2012.

The fund’s managers bring over 75 years of real estate investing and financing experience.

Since January 2012, the managers have originated and funded over 1,500 loans totaling more than $500,000,000.

Our loan amounts range from $100,000 to $4,000,000 on residential and commercial property located primarily in Northern California.

Louis Bardis

Principal

Louis Bardis began his real estate career in 2005 with Benchmark Lending Group, Inc. In 2010, Louis began working for a small private lending brokerage in Marin County, CA. There, he selected and underwrote loan opportunities for high-net worth clients. In 2012, Louis partnered with FJM Investments, LLC to form Northern California Mortgage Fund, II, III, IV, V, and VI, LLC. Louis is responsible for sourcing, underwriting, and the continued performance of the loans placed into the funds. In the same year, Louis created Theta Real Estate, LLC to further various real estate investment activities in the single family market. He graduated with a Master of Science in Finance from the University of San Francisco and is a Licensed Real Estate Broker in California.

Michael C. Joseph

Principal

Michael Joseph started in the real estate industry in 1982 as a lender for Continental Illinois National Bank. In 1984 he moved to commercial mortgage brokerage and spent the next 19 years with a variety of firms arranging billions of dollars of construction loans, permanent loans and joint ventures. In 2002, Michael formed FJM Investments with Matt Moran and Mark Pirie. FJM Investments owns interests in 15 properties in the Western United States and British Columbia, Canada. He and his partners also own PF West, LLC which owns and operates 11 Planet Fitness gyms in Alaska, Washington, California and Nevada. Michael has been a private money lender for his own account for the past 25 years. He graduated from Lafayette College in 1978 and received an MBA from the Wharton School in 1982.

Matt Moran

Principal

Matt Moran has been involved in the real estate industry since 1986, starting his career on the real estate lending side with Travelers Insurance, Wells Fargo Bank, Manufacturers Hanover and Chemical Bank. In 1992 he joined William Wilson & Associates and was a founding partner and Director of Acquisitions in four real estate opportunity funds resulting in the $1.2 billion merger with Cornerstone Properties, Inc. in 1998. At Cornerstone Matt was the Chief Investment Officer responsible for property acquisitions and dispositions nationwide. In June of 2000, Cornerstone Properties was sold for $6 billion to Equity Office Properties. Matt continued his real estate investment activities through his Westridge Investments LLC vehicle and in 2002 formed his current company FJM Investments with his partners Michael Joseph and Mark Pirie. FJM Investments owns interests in 15 properties in the Western United States and British Columbia, Canada. He and his partners also own PF West, LLC which owns and operates 11 Planet Fitness gyms in Alaska, Washington, California and Nevada. Matt also serves on the board of Hudson Pacific Properties, Inc. (“HPP”), a NYSE listed real estate investment trust where he chairs the Investment Committee and the Corporate Governance and Nominating Committee. He received an AB in Economics from Stanford University in 1984. He has been a Licensed Real Estate Broker in California since 1986.
